Development Services

Land Acquisition & Due Diligence

  • Sourcing suitable development sites
  • Analyze as of right and future land use potential
  • Preparation of initial project pro forma
  • Pre-qualify, engage, manage and lead the appropriate professional and engineering team to preform necessary studies, reports, etc. Team would include but is not limited to architects, geotechnical, hydrogeological and environmental consultants, surveyors, land use planners, real estate and municipal lawyers, etc.
  • Liaise with all necessary governing agencies to understand their requirement and the viability of obtaining the land use approvals that would result in the project being viable

Financing

  • Preparation of project pro forma
  • Preparation of project schedule
  • Review project metrics in order to establish project financial viability
  • Management of financing applications
  • Review and advisory in regards to Letters of Interest, term sheets and commitment letters

Construction Services

Stipulated Sum

Single, pre-determined fixed price, or lump sum, regardless of the project’s actual costs.

Construction Management

Contract between Owner and LC Development Group for which the physical works are performed by trade contractors.
LC Development Group acts as an agent for the Owner providing advisory services administering and overseeing the trade contracts.

Owner's Representation

In the case of high-rise apartment/condominium projects, LC Development Group would provide advisory services administering and overseeing contracts between the Owner and a third party builder/contractor who has been engaged on a Fixed Price or Construction Management basis.
